184-ish Things I Do to Sell Your Home
I am often asked “What’s it like to be a Realtor?” and more often, “What do you guys do to make the real estate fee worth it?”
Well, Here’s a list of 184-ish things I do for my seller-clients! (OK, ok: some things don’t apply ALL the time…but I know ‘em all!)
Both good questions, so I compiled this list of 184 things I MIGHT do as we work to sell your house. Sometimes, some items don’t apply, so maybe call it 152 things...I don’t know, but I am expert enough in each of these tasks to know how to accomplish each one well and that, friends, is what a Realtor does!

Pre-listing activities
- Make appointment with the seller for a listing presentation.
- Send a written or e-mail confirmation of appointment and call to confirm.
- Send a pre-listing packet
- Research all comparable currently listed properties.
- Find sales activity for past 6-ish months from MLS and public databases.
- Research “average days on market” for properties similar in type, price and location.
- Download and review property tax roll information.
- Prepare “comparable market analysis” (CMA) to establish market value.
- Obtain copy of subdivision plat/complex layout.
- Research property’s ownership and deed type.
- Research property’s public record information for lot size and dimensions.
- Verify legal description.
- Research property’s land use coding and deed restrictions.
